What we do in Washington, DC.

Washington's housing stock skews older and denser than the suburbs — brick and stone rowhomes, pre-war single-family, and condos across neighborhoods like Capitol Hill, Petworth, Brookland, and Shaw. Most of our DC work is kitchen and bath remodels, basement finishes (including English-basement and rental conversions), and structural repair in homes that have been standing and settling for a century or more.

Permits run through the Department of Buildings (DOB, formerly DCRA). Many DC neighborhoods sit inside historic districts, where exterior changes visible from a public way also go through the Historic Preservation Review Board (HPRB). We've worked the historic-review process and know it adds pre-construction time and detail to the drawings — we plan for that rather than discovering it mid-project.

Rowhome work has its own demands: party walls, limited rear and side access, tight staging, and structural changes that have to account for the houses next door. We sequence the work and coordinate access so a job in a packed block doesn't stall.
