Urbana is one of the fastest-growing parts of Frederick County — a planned-community corridor south of the city along MD-355 and I-270. The housing stock is newer than most of the county: Villages of Urbana and the surrounding master-planned sections are largely 2000s and later, which means most of our Urbana work is interior remodeling and outdoor living rather than structural repair on older homes.

The work we do most here: kitchen remodels, primary and hall bathroom updates, finished basements (home offices, gyms, and rec rooms are common in these floor plans), and decks or screened porches off the back. Because so many of these homes were built to the same handful of builder plans, we usually know where the load-bearing walls and mechanical chases run before we open anything up.

Almost everything in Urbana sits inside an HOA, so exterior changes — decks, porches, additions, even some window and siding work — need architectural review before the county permit. We prepare the HOA submission package (site plan, elevations, materials) as part of pre-construction so the approval and the permit move in parallel instead of back to back.
